Jewar International Airport Will Reshape Real Estate in NCR

New Noida International Airport at Jewar will revolutionize the real estate scenario of the National Capital Region (NCR). With its strategic site, massive infrastructure plans, and major investments, the airport will be a driver for urban development, economic growth, and real estate appreciation in the region.

Strategic Importance of Jewar International Airport

Situated about 60 kilometers from the city of Noida, Noida International Airport at Jewar is a vision to be a world-class aviation hub. Constructed under a public-private partnership model, the initial phase of the airport seeks to serve 12 million passengers a year, with expansion possibilities in the future to serve as many as 70 million passengers annually by the year 2050.

The strategic location of the airport links it to major cities like Agra, Mathura, and Gautam Buddh Nagar, integrating Jewar Airport area into the international aviation network. This is expected to stimulate industrial development and enhance the tourism industry by boosting traffic flow to existing tourist destinations and opening up new ones.

Influence on Real Estate Dynamics

Increase in Land Prices

The news and continued Jewar airport construction status has resulted in a massive increase in land rates in the region. Land prices in Jewar airport area have appreciated by 40% in the last five years, as per a report by Colliers India, with estimates projecting an additional increase of 50% by 2030. The land price in Jewar was averaging at INR 7,000 per sq. ft in 2024, ahead of numerous other well-known micro-markets of India.

Rise of New Townships and Projects

Major real estate players are riding the airport's growth by unveiling new townships and mega-housing schemes along the Yamuna Expressway. These projects are designed to address the increasing demand for contemporary housing and lifestyle facilities, further increasing economic activity in the area. Interest in plots near Jewar Airport is rapidly rising as investors anticipate long-term returns.

Commercial and Industrial Development

The development of the airport is drawing major commercial and industrial investment. In particular, a semiconductor unit by HCL and Foxconn on the fringes of the Jewar airport area has been approved by the Union Cabinet involving an investment of INR 3,700 crore. The unit will have the capacity to manufacture 36 million display driver chips a month, employing directly about 2,000 individuals.

In addition to this, the Yamuna Expressway Industrial Development Authority (YEIDA) is set to purchase 5,000 hectares around the airport for industrial development, including a logistics park, film city, and data center park. These steps are key parts of Jewar airport development plan.

Infrastructure and Connectivity Upgrades

To facilitate the airport and the expected growth, several infrastructure projects are planned:

  • Fast Connectivity between Rapid Rail and Metro: YEIDA will raise ₹10,000 crore from infrastructure bonds to finance major connectivity projects, such as a 72 km rapid rail corridor between Ghaziabad and Jewar, connecting the Delhi-Meerut RRTS corridor.
  • Road Networks: The area will see improved road connectivity through schemes like the Faridabad-Jewar Expressway and a new 60 km road connecting southern and eastern areas of Delhi to the airport.
  • Last-Mile Connectivity: NIA has collaborated with Uber India to improve last-mile connectivity, providing dedicated pick-up points and on-ground support for riders.

Development of Recreational and Commercial Hubs

Beyond residential and industrial developments, Jewar airport area is set to host various recreational and commercial hubs:

  • Recreational Hub: A 2,500-acre recreational hub is planned near the airport, featuring theme parks, water parks, art galleries, jogging tracks, open theaters, and nature parks. This hub aims to transform Greater Noida into a major center for entertainment and tourism.
  • Aerotropolis Development: YEIDA has approved a proposal to develop an Aerotropolis around the airport, earmarking 6,554 hectares for this ambitious project. The Aerotropolis will include innovation and tech hubs, commercial centers, logistics hubs, hospitality options, and recreational areas. This is a significant element of the broader Jewar airport development plan, positioning it as a major business activity center.

Employment and Economic Opportunities

The airport and associated developments are expected to generate substantial employment opportunities. YEIDA estimates that about 4.5 lakh new jobs will be created as large companies like Google, Microsoft, Samsung, Mahindra, and Tata establish operations near Jewar airport area.

This influx of businesses will stimulate the local economy, driving demand for both residential and commercial properties—particularly plots near Jewar Airport—and contributing to the overall economic growth of the region.
